Peli Peli, South African Restaurant

Peli Peli is the only South African fusion restaurant in Texas and the 2010 Click2Houston winner for Best Romantic Restaurant in Houston. Peli Peli is located at Vintage Park, a 100,000 square foot upscale lifestyle center that serves the communities in Northwest Houston (Hwy 249 & Louetta). Guests are invited to dine under Peli Peli’s 30-foot tall, one-of-a-kind Acacia Tree and illuminated sky which creates an atmosphere perfect for romantic dinners and special occasions. Peli Peli also features avant-garde architecture, a spacious dining area, a Sunday brunch, full bar & lounge, a cozy, private dining room and an outdoor patio facing the Piazza. In addition to its awards for atmosphere (2009 Houston Press - Reader's Choice) and ambience (Best Romantic Bar and Music Venue - Citysearch 2009), Peli Peli is one of only a handful of restaurants in Houston that have been rated at least 4-stars on every online food and drink website.

The subject site is in a diverse community with its proximity to the Central Business district, entertainment and sports venues, industrial uses, and influx of new townhome development. The area has the potential for significant growth in commercial and residential developments.

The owner is planning to construct a mixed-use development “EaDo Place” on block 307. The mixed-use concept planned for the site is a twelve story building including 315 units of Class A- rental apartments “City View Terrace” on seven levels, built over four levels of parking and 50,000 square feet of street level retail space which would include a grocery and food court. The subject is located in an area with strong occupancy rates, above average rents, and thirteen new projects, other than the subject, are under construction within the PMA at this time. In all, 5.153 new units (including the subject’s 309 units) are planned or under construction at this time.

Market Area Description and Analysis

The subject will be located on the southeast corner of Communications Parkway and Columbus Avenue. The primary market area (PMA) for any form of rental real estate property is defined as the area that a majority of the project’s tenants will be drawn from. Market areas are shaped by physical barriers, psychological barriers, density, and other factors.

Based upon these factors, we conclude the appropriate primary market area (PMA) to be a 5􀍲mile radius from the subject. In this market, we believe that the majority of demand will come from the PMA.
